Equally it's our job to be a responsible and respectful landlord. We have detailed below some of the committments we make to our tenants who are the custodians ("one who is trusted with guarding and maintaining property" if you want to know the definition) of the homes they live in.

Being a Good Tenant
As soon as you rent a home, you become a tenant. We hope that you would strive to be a good tenant for us so you are able to stay in your home and maintain your living situation. We also hope you would make a sincere effort to keep the property tidy and clean and communicate effectively with us so you have a positive relationship with us.

- Treat your new living space as if it's your own - notify us immediately if there's a necessary repair that will deteriorate if not resolved or any unexpected damage. For instance, ignoring a plumbing leak could lead to an expensive bill and be an unnecessarily larger fix than if you had spoken up right away. We are quite sensitive to these kinds of situations, so just send us an email or WhatsApp message so we both have a record you've contacted us or get on the phone if it's more urgent. Also please keep your home clean and tidy - we really dislike it when we see our properties being disrespected as the reality is that we will feel personally disrespected.
- Be a good neighbour - watch your noise levels and keep the outside, as well as the inside, of the property tidy and clean. If you are allowed to have pets, keep them under control too. Be respectful of others' rights to peace and quiet, especially if you life in a flat.
Being a Good Landlord
As a responsible landlord, there are now a multitude number of legal requirements that we have to fulfil. There include things like ensuring that the gas boiler is certified as being safe every 12 months, ensuring tenant deposits (when they are taken) are placed in a recognised tenancy deposit scheme etc. As well as these legal requirements, we are striving to go beyond these points to offer a very good level of service when things don't go quite right e.g. the washing machine breaks or the boiler stops working. In these cases we will always try and deal with the problem sympathetically.
Equally we expect our tenants to recognise that, just like you would approach things in your own home, please don't expect a 24/7 concierge service or for us to pay for an emergency plumber on a Sunday night simply because you've suddenly got no hot water. We'll get a plumber there as soon as we can but it's going to be on the plumbers next working day. The most important thing we have found is communication. We will keep you informed with anything relevant to your property and we only ask the same in return.
